Working in Sutton

Sutton is mostly Victorian and Edwardian to begin with, solid bay-fronted terraces and villas close to the station and around Benhilton, and then a very wide spread of 1930s semis and a run of Art Deco and moderne houses and flats laid out over former farmland towards Sutton Common and Belmont. Two set pieces stand out: the Arts and Crafts cottages of Sutton Garden Suburb, and the northern edge of the vast interwar St Helier estate around Rosehill. The town centre itself has a growing stock of newer apartment blocks along the High Street and Sutton Court Road.

Sutton is on SES Water, drawn from chalk boreholes, and the supply tests around 240 mg/l calcium carbonate. That is well above the national average, so rinse water leaves a visible mineral haze on darker wool carpets unless an acidic rinse is used, and shower screens scale within days.

Parking is zone-by-zone rather than uniform, and the council's own street-level parking checker has to be run for each address; residents get free visitor vouchers, which is usually the cheapest way to keep a van legal for a half-day job.

The 1930s and Art Deco houses across SM1 and SM3 very often have original parquet or hardwood block flooring under the fitted carpet, so lifting a carpet here regularly exposes a floor that must be dry-cleaned rather than extracted.

The water here is hard, which makes no difference to the extraction rinse. What slows drying in these houses is closed trickle vents, so we open windows while we work.
